Our Conservation Farm
Coppins Farm consists 150 acres of woodland, wetland and wild flower meadows teaming with wildlife. Come and see up to 57 species of birds, daily sightings of deer, badgers by night, numerous wildflowers and, above all, enjoy unrivalled peace and tranquillity.
With numerous little lanes and footpaths, it would be very easy to walk all day without encountering anything urban. The Stour Valley Heritage Path, joining Newmarket to the sea at Manningtree, is close by.
For your accomodation, we have three very unique holiday lets available, with a 4th currently under construction. All are set in their own enclosed gardens to give you a relaxing place to chill after your long walk.
And not forgetting our friendly badgers that may visit you once the sun sets!
Victorian Railway Carriage
This is a genuine Eastern Region First Class Victorian railway carriage from circa 1885.
It has been converted in our very own farm workshop. Sleeping 4, it has a welcoming living and kitchen area with a wood burning stove for those chilly nights. There are two bedrooms accessed along the original carriage hallway along with a large bathroom.
The carriage is under a giant pitched roof providing outside seating and dining in any weather. A perfect place to sip your favourite artisan G&T!
Maroon Fairground Wagon
Experience life as a fairground family would have done 50 years ago, with a few added luxuries!
Our Maroon Fairground Wagon sleeps 4, comprising a double bedroom at one end of the wagon and a bunk room at the other. The Wagon has been extensively renovated and insulated throughout. The kitchen/dining area has been comfortably furnished and bathroom added to the rear – something our showman could only have dreamed of.
The wagon is set in it’s own secluded garden overlooking the fields and valley beyond. With an outdoor seating area, enjoy those balmy summer nights under the stars.
Green Fairground Wagon
The latest addition to our family, our Green Fairground Wagon has the benefit of being pet-friendly.
Extensively renovated in 2012 and positioned in the old farm orchard where it is wild and private. This wagon sleeps 2 adults and 2 children, and pooch too of course! At one end is a fully equipped kitchen along with a separate living area with a choice of a wood burner or electric heater. At the other end of the wagon is a quirky, custom built double bunk for fun family sleeping!
Outside is a large, raised south-facing deck, perfect to catch the evening sunshine after a long day exploring the local area.

The scenic value at and around the farm is amongst the best in the county. There is a maze of sunken, traffic-free lanes to explore, along with dozens of footpaths that link to the new Stour Valley Path which runs to the north of the farm.
The cosy Lamarsh Lion is a 25 minute stroll down the picturesque Lamarsh Lane, offering a varied menu and regular events. A short drive down Henny Lane takes you to the stylish Henny Swan offering a French-influcened menu in a homely village pub. Booking now essential post- Covid 19 in both pubs. The Lamarsh Lion has very kindly offered to deliver to the Coppins Farm holiday lets!!

COPPINS FARM BADGER WATCH

Badgers are welcome and frequent visitors to our guest accommodation. No need to wait in cold and windy hides either……with a fair sprinkling of shelled peanuts to encourage foragers, the badgers can be spied from your cosy wagon or train carriage. Even from your bed!
The only difficulty will be keeping awake and quiet (if you are little) and finding all the peanuts have disappeared when you wake. Patience is the name of the game!

A new record!!
Yes indeed, 5 badgers arrived at the Railway Carriage one evening in September 2022. Taken by Maz, a regular visitor who had seen 4 badgers in one sitting on a previous visit. Not the greatest photo but certainly this family caught on camera nevertheless.

Maudie’s Carriage progress, April 2021
The structural renovation to Maudie’s was completed last year and this year we have been concentrating on the internal work. We have kept as much detailing as we could including most of the diagonal flooring which was the Eastern Region choice for strengthening the carriage.
The kitchen is almost done, the bunk room finished and we will shortly start on the bathroom.
Maudie’s is retaining a more industrial atmosphere than our first class Victorian Carriage as she was a Second Class carriage when in service.
